Industrial & Warehouses — Slabs, Docks & Envelope Trades

Distribution centers, cold storage, and warehouse shells run on heavy slabs, tight dock tolerances, and metal-building envelopes. CRC bids these trade scopes clean into industrial GCs and developers.

Our Role

Where CRC plugs in

CRC works underneath your industrial GC or design-build partner as a specialty trade subcontractor. We self-perform warehouse slab-on-grade, dock pit pours, low-voltage cabling for security and rack systems, spray foam and batt insulation, and full-project dump bin and sanitation programs.

CRC does not bid industrial warehouses as a prime GC. We plug into the industrial GC or developer already leading the project.

Scope Highlights

Warehouse slab-on-grade with F-number floor flatness targets

Dock pit and truck apron pours, bollards, and dumpster pads

Low-voltage backbone for CCTV, access control, warehouse Wi-Fi, and rack-mounted systems

Closed-cell spray foam and batt insulation for pre-engineered metal buildings

Overhead-deck insulation for thermal upgrades on existing warehouses

Roll-off dump bin service scaled to demo, shell, and turnover phases

Typical Timeline

Phase 1

Bid & Takeoff

1–2 weeks

Slab tolerance review, mix design, envelope R-value confirmation, sanitation program sizing.

Phase 2

Mobilization

3–7 days

Site logistics with GC, dumpster placement, laydown, and safety orientation.

Phase 3

Execution

6–20 weeks

Slabs sequenced with steel erection and MEP, envelope work after dry-in.

Phase 4

Closeout

1–2 weeks

F-number testing, thermal reports, warranty documents, final haul-off.

Durations vary by scope size, weather, permitting, and GC schedule. Numbers reflect typical CRC scopes on Louisiana projects.

Example Outcomes

Representative industrial & warehouses scopes CRC has executed as a specialty trade partner.

Distribution Center Slab

Kenner, LA

Scope

220,000 SF slab-on-grade with FF/FL flatness targets, dock pits, and exterior truck apron.

Result

Achieved F-number targets on first survey; rack installer mobilized on schedule.

Cold Storage Envelope Upgrade

Jefferson Parish, LA

Scope

Closed-cell foam on existing warehouse overhead deck plus batt insulation on office mezzanine.

Result

Owner reported measurable reduction in refrigeration load within 30 days of commissioning.

Warehouse Security Cabling

St. Rose, LA

Scope

Low-voltage backbone for CCTV, access control, and rack-mounted wireless across 3-building campus.

Result

Single trade partner delivered cabling, spray foam, and sanitation on GC's turnkey subcontract.

Trade Divisions

Scopes CRC self-performs on industrial & warehouses projects

One subcontractor, one COI — add divisions to the same bid package.
